Getting your offer accepted is exciting — but it is really the beginning of the next phase of the transaction.
Once escrow opens, several important steps begin happening at the same time: deposits, disclosures, inspections, title, financing, insurance, signing, and ultimately closing.
Here is a simple overview of what buyers can generally expect.
Days 1–3: Open Escrow & Deposit
Escrow is opened, the buyer submits the initial deposit, and the transaction officially gets underway.
Days 4–6: Title, NHD & Financing Begin
Preliminary title information and the Natural Hazard Disclosure begin coming in, while the lender continues working on the buyer’s loan.
Days 7–15: Inspections & Review
The buyer reviews inspections, disclosures, and HOA documents if applicable, and may decide whether additional investigations or requests are needed.
Days 16–25: Loan Conditions & Final Preparation
The lender works through remaining loan conditions, insurance is finalized, and the transaction moves closer to approval.
Days 26–35: Sign, Fund & Close
Final documents are signed, the buyer’s funds are delivered to escrow, the lender funds, and the transaction records.
Then comes the best part:
Closing day.
Every transaction is different, and the exact timeline depends on the purchase agreement, financing, property, and other circumstances.
But understanding the basic flow can make escrow feel much less overwhelming.
