What is happening in the Costa Mesa real estate market this October?
The latest CRMLS market snapshot for ZIP code 92626 shows an interesting combination: home prices remain strong, while buyers have more inventory to choose from and fewer properties are changing hands.
The current snapshot reports an average sales price of $1.78 million, up 7% compared with the previous three-month average. The median list price is $1.60 million, and homes are selling at an average of 97.9% of list price.
At the same time, the number of properties sold has slowed. The report shows 10 properties sold, down 60%, while months of inventory increased to 5.90, up 165%.
What does this mean for Costa Mesa sellers?
More inventory means buyers have more choices.
That doesn’t mean homes aren’t selling or that values have suddenly dropped. It does mean that pricing, condition, presentation and marketing can become even more important when your home is competing for a buyer’s attention.
The fact that homes are selling at an average of 97.9% of list price is also a reminder that today’s buyers are paying close attention to value.
For homeowners considering selling, the average sales price for an entire ZIP code is only a starting point. Your home’s neighborhood, location, size, condition, upgrades and current competition all play a role in
determining its market value.
What does this mean for buyers?
More inventory can be welcome news.
When buyers have additional homes to consider, they may have more time to compare properties and make thoughtful decisions rather than feeling pressured by an extremely limited supply.
Depending on the individual property and seller, a market with more inventory may also create opportunities for negotiation.
Why context matters
One thing I always remind clients is that market statistics tell us about the overall market—they don’t tell us exactly what one particular home is worth.
This October snapshot is also still developing. As additional transactions are recorded throughout the month, the numbers can change.
If you’re thinking about buying or selling in Costa Mesa, Mesa Verde or the surrounding area, I’m always happy to help you look beyond the headline numbers and understand what the market means for your particular situation.
