The Costa Mesa housing market continues to show an interesting combination of rising prices, fewer completed sales, and growing inventory.
The July 2026 market snapshot for single-family homes in ZIP code 92626—which includes Mesa Verde and the neighborhood surrounding 1566 Corsica Place—shows that home values remain strong, but buyers now have more choices than they did several months ago.
July 2026 Market Snapshot
- Average sales price: $1.92 million — up 17%
- Median list price: $1.82 million — up 2%
- Sales-price-to-list-price ratio: 98.8% — essentially unchanged
- Properties sold: 13 — down 36%
- Months of inventory: 3.85 months — up 97%
These numbers compare July 2026 with the previous three-month average.
What Does This Mean for Costa Mesa Sellers?
The 17% increase in the average sales price shows that well-positioned homes are still commanding strong prices. However, the number of properties sold declined by 36%, while available inventory nearly doubled.
That tells us buyers have become more selective.
Homes that are priced correctly, professionally presented, and marketed effectively are in the best position to attract attention. Sellers should not assume that a rising average sales price means every property will sell quickly or at any asking price.
Condition, location, lot placement, upgrades, and neighborhood-specific factors still matter tremendously.
What Does This Mean for Buyers?
With 3.85 months of inventory, buyers have more options and potentially more negotiating room than they had when inventory was extremely limited.
The average home still sold for approximately 98.8% of its list price, so this is not a bargain-basement market. Desirable homes can still attract strong interest, but buyers may have more time to compare properties and carefully evaluate condition, location, and value.
Mesa Verde Real Estate
Mesa Verde remains one of Costa Mesa’s most established and desirable residential communities. Buyers are drawn to its larger lots, mature landscaping, neighborhood parks, golf courses, access to the Santa Ana River Trail, and convenient location near beaches, shopping, dining, and major Orange County employment centers.
The neighborhood surrounding 1566 Corsica Place offers the classic single-story ranch-style homes and established community atmosphere that continue to appeal to buyers looking for space and location in Costa Mesa.
The Bottom Line
The July 2026 Costa Mesa market is showing:
- Stronger average sales prices
- More available inventory
- Fewer completed transactions
- Buyers paying close to asking price
- Greater importance placed on accurate pricing and presentation
Whether you are considering selling, buying, or simply watching your neighborhood’s value, it is important to look beyond broad headlines and study the specific neighborhood, property condition, and recent comparable sales.
Whether you are moving in 9 days or 90 days, I would be happy to help you understand the Costa Mesa and Mesa Verde real estate market.
